34–35 Maiden Lane is a building in Covent Garden, London, occupied by Rules, which describes itself as London’s oldest restaurant. Thomas Rule founded the restaurant in 1798.
In 2026, owner J-P Mayhew donated the building to the National Trust in a gift valued at about £11 million. The donation also included restaurant memorabilia and the annual rent from the business, which is intended to support conservation work. Rules continues to operate in the building.
